The Hacienda policy for installing storage shed(s) or cabinet(s) on a lot are determined by Housing and Community Development (HCD) and the California Civil Code.

At this time, a permit to construct is not required by HCD.  If installing electricity to the unit, a permit may be required.

Hacienda Park approval is required prior to construction.  A diagram of the lot showing the measurements and location of the proposed shed must be submitted to park management before approval can be given and construction can begin. 

NUMBER OF SHEDS:

  1. No more than two (2) individual sheds/cabinets are allowed.

  2. Cannot exceed a total floor area of more than 120 square feet.

  3. Cannot contribute to more that 75% of the total occupied area of the lot.

LOCATION:

  1. Placed on the driveway side of the lot only.

  2. Cannot block any exit, window, or other openings for light and ventilation.

  3. Cannot be placed where it will prevent service or inspection of any utility connection.  A clearance of at least 30 inches wide and 36 inches deep in front of utilities must be maintained for access.

  4. Cannot project over the lot line.

  5. If constructed of NON-COMBUSTIBLE (all steel or aluminum) materials:

  6. ALL materials used are non-combustible, including floor and frame.

  7. Can be up to the lot line but must be at least three (3) feet from any structures or buildings on adjacent lot(s).

  8. If constructed of COMBUSTIBLE materials:

  9. Unit is considered combustible if any part of the materials used are not steel or aluminum.

  10. Must also be a minimum of three (3) feet from lot lines.

SIZE & HEIGHT:

  1. Maximum size of any and all sheds/cabinets is not to exceed 120 square feet of floor area.

  2. Maximum height of any and all shed/cabinets is not to exceed 10 feet.

ELECTRICITY:

  1. A permit from HCD may be required prior to installation.

  2. Electricity may be added if it will not overload the pedestal.

  3. Additional amperage CANNOT be added to the pedestal.

  4. If electricity is able to be added to the storage cabinet/shed, then it must be installed by a licensed electrician.

  5. Electricity must be installed by a permanent wiring method and the installations shall be supplied by one of the following methods:

  6. (a) By an individual branch circuit from the unit terminating in a single outlet or junction box, provided a permit is obtained from the department for the alteration to the unit. An alteration permit shall be obtained from the department pursuant to the requirements of Title 25, California Code of Regulations, Chapter 3, section 4042.

    (b) By means of a permanent wiring method to the lot electrical service equipment, provided the lot service equipment is designed and listed for the additional load.
